Once an application is submitted, a comprehensive tenant screening is performed prior to tenant approval. Our guidelines include income verification of three times the monthly rent, credit history, previous rental history, and a complete background check.
Management Services
"READY FOR MOVE IN"
- A detailed property analysis report including extensive photos is performed prior to a tenant(s) move-in. This documents the condition of the property.
- 24-hour emergency phone service to tenants.
- Repair and maintenance services available. This ensures that all home repairs are processed immediately with certified vendors and all work is monitored prior to payment.
- ReliancePmPros uses only approved vendors. Each vendor is required to carry business insurance and license as needed.
- Rent is due on the 1st of each month and is late after the 3rd.
- Rents collected will be directly deposited between the 7th-10th of the month. Late rents will be paid according to tenant payments.
- Monthly statements are sent to owners and tenants to effectively communicate the details for the specific period.
- End-of-year statements are provided for tax purposes to include a corresponding 1099.
- Timely response to all phone calls, messages, and emails.
Repair Service Call Monitoring Included
- After hour emergency calls
- Pre-screen all repair requests and troubleshoot first
- Verify warranty information if applicable and handle accordingly
- Request and review bids for approval
- Place work orders with approved vendor or handyman
- Document all placed service orders and correspondence with owners, tenants and vendors in database
- Verify completion of work with tenant
- Approve invoice and pay vendor in timely manner
